If you choose the self study route with no intention of taking the exam, start by looking at the core modules of the agent courses, and start following that trail.

If there’s a plus, which doesn’t go to reinvestment, at year end we can choose to pay it out.

As far as deciding between rental or flip, that will depend on the area you choose to invest in.

You can choose whether to escalate the dispute or not.  

You can choose to do the property management and hope the repairs are not needed but it does NOT look like a prudent deal. 

My agent seems quite savvy, and with her walk-through video and commentary, I should be able to at least ask some contractors for bids/know general rehab needs.After being denied the first proposed walk-through, my agent set up another one.
