It was a four month project that took a year and cost way over budget.

.)- CRM for your sellers, buyers, properties, team members (agents, lawyers, title, etc)- lead fallow up system with access to call recordings, email and/or sms, tracking number of touches- ability to track KPIs (key performance indicators) of a given campaign (cost/benefit analysis)- delivery system for campaigns (direct mail, ringless vmail, sms, email, cold calling)- ability to add, manage and assign staff to tasks and projects- add tasks to calendar for assigned staffasking for a friend  :^)

The BTR are excellent for building huge amounts of equity and if you do it right, have infinite returns from the cash flows holding them long-term.I also do some other projects here and there.

My guess is that you'll end up doing a hybrid approach and keeping the parts of these projects that bring you energy while finding other "whos" for the parts of the projects that don't.

If its your maiden project, I'd be concerned about the distance from the property.

Basically these would be your expenses on a TOH (tenant owned home) park.

It makes it very easy to find customers even with bad support.I am leaning towards going with the click plank option as I was told, that when it clicks together it adds another substrate or "floor" basically and that with the attached underlayment does a pretty good job of reducing noise.I looked at adding gypsum concrete (gypcrete), self leveling cementitious subfloors, wool insulation under the plywood, and another type of cement type floor, but they all have their pros and cons and doesn't seem to be worth the extra money in the end.
