I know plenty of landlords rent to one the next day after the other, but that just doesn't align with my strategy of screening for and obtaining the best possible tenants on the front end, so I can reduce the chance of dealing with a bad tenant on the back-end, which I believe is more costly.The red flags to me are 1) an out of state investor who 2) relies on a property manager.
