We purchase houses off the MLS or at auction using a rehab loan from a private lender, get the work done (mostly outsourced, though my husband likes to do some of it himself), pay our contractors with rehab draws from the loan, then list it using on online MLS listing broker and use our attorney for the closing.

However, both purchases look like great purchases today (Purchase 1 in 1993: purchased for $167K, depreciated to ~$140K is worth ~$600K today, Purchase 2 in 2004: purchased for $741K, depreciated to ~$620K, Trulia has it North of $1M today).My point is that sitting on the sidelines during a hot market may be safe but it may not be the smart play.

Now I’m not worried because o have automated online systems for rent collection, contractors and licensed repair professionals on speed dial, and I have some boots on the ground in the form of family who can lend their knowledge and keep an eye out for me.My first thought to this question is : if I’m worried that it may be too far ,then for me it may be too far.I could never do a flip that far away, IMO.

Until the dumpster arrived I told them to pile it in the back yard (p.s this won’t make your city happy, but if you’re nice to them, they will play nice back) I filled up the 40 cubic yard dumpster easily and kept the smaller dumpster and have had that emptied several times.
