I know in my tiny village three business owners recently received grants $100K (think they match) for outsideimprovements (windows, parking, roofing, patio)  Must be nice; that's what I want! 

While working, I shifted my focus and started doing BRRRR projects on the side while maintaining my 9-5 job.

In my opinion we need to direct assistance and subsidy more strategically. 

For that reason, my preference is to put a separate router in each unit.

What is my next step in the process to legalize it?

Many on bp have shared stories of high desert fixers gone sideways  If you can find a licensed gc — in my experience they will charge 10-18% on top of the subs work.  

If you click on the individual owner page there is an error but you can still submit an application to list and you can still see listings so there is nothing  indicating that they are stopping operation that I could see. 

My main question is regarding depreciation.  

My water usage bill is the same,  general lability coverage is the same, if and when I have to replace my water service line it will cost the same, the cost for my lawncare and snow removal costs the same, exterminating services cost the same and the list goes on.   

I don't trust myself when it comes to filing my own taxes with my rentals.
