Look to "LAWS OF AGENCY" not real estate agency laws, but laws that place a person in a position as acting as an agent for a principle, in wholesaling, not taking title to a property, you can be seen as a "Special Agent". 

I recommend that you get a real estate attorney that specializes in landlord-tenant law and that  handles evictions in your area to help you.

It's possible upon disposition you'll make some money in appreciation, but not likely on the cash flow due to high taxes and high assessments and/or special assessments.

Is there somebody out there with properties in both South Carolina and North Carolina (specially Charlotte and surrounding areas) that would be able to compare the property taxes from each state.

Most lenders do not specialize in renovation and thus it is not handled as a specialty.
