When it moved to the situational test it was much harder as there was not black and white just a worse and better answer on a weighted scale.This was years and years ago so I have no clue what format they are using today.Since I do commercial my average transaction is in the millions of dollars in sales price and I am the broker and owner so I keep it all.Had agents and it was a lot of babysitting and drama and I would end up doing the deal for them and collecting a small fee.

I have noticed some banks do a good job of gradually lowering their prices until a property sells, others tend to let more of them sit x amount of time and finally take a lowball offer way below their asking price.I have a little cash, and have bought a couple of houses this way, though I live in one and sold the other on a land contract, so do not have any amazing return stories to share with a potential investor.Lately I have been thinking of trying to find someone to go in 50/50 on the purchase with me.My question is..what should I offer them?

With the units being full ATM the pro forma financials will push the DSCR well above 1.25.How much weight does the pro forma put in if the current DSCR is not that great.
