I am glad to know the floors are not terrible.

An 8% cap might be a GREAT rate, or, a TERRIBLE rate, depending on the performance of OTHER commercial property there!

Seems terrible, because in the meantime she is being bled by property taxes and threat of the properties being condemned. 

The agent was being a jerk, and a terrible agent to his client. 

California is terrible for landlords and will generally side with tenants before helping you. 

I see median income mentioned and while i get it could be a good metric in other markets I feel like for LA it's terrible.

The upside of this is good, comps are fairly easy to establish, and the land costs aren't terrible. 

Radon remediation isn't terribly expensive and, for me, isn't a deal killer.

For the educated buyer that can find their own place, they drive through and around the area to make sure it checks out and simply needs someone to open the door that is  terrible to then turn around and charge 3K, 6k, 9k, or 12k when the amount of work hasn't changed at all.  

They're not expensive or terribly hard to obtain...Hope that helps!
