Hello all,I just started looking into tax liens and learned that the interest rates have dropped a lot in counties where the auctions are held online. 

If it's been on for 80 days without a price drop, it seems like the owner may be able to sit on the property and wait for what he wants. 

I always say, a great property in a hot market can still be a bad investment if the people you trust to manage it drop the ball.

I will even say be ultra conservative and drop it down to $2500 a month.

Since then I refinanced the property (last year) and dropped my interest rate to 4.5 and got rid of PMI, so my mortgage is about $800 per month.

One other idea, that might show the tenant you're as concerned as he/she is, is to put up a fairly cheap surveillance system to monitor and entrance where the packages might be dropped off during the day.  

Typically lenders aren't going to drop below 50k on investment deals, so you're a little stuck there unless you can find someone like @Jerry Padilla that will go lower. 

Whenever I add this criteria, the results drop to 0.
