Try to find out as much as you can about what the sellers idea is, what his motivation is, what he is looking to get out of the sale.Then from that work in a manner to try and solve those things that the seller is looking for in a manner that best suits you.After the conversation you may find out that you aren't even equipped to handle the situation you are facing or you may find out that this in fact is a great opportunity.
