According to our MLS, a "manufactured dwelling unit" is defined by this criteria which ours meets none of: 1-steel undercarriage/chassis that is the “skeleton” of the house(not wood frame) (ours will be on a crawl space)2-required by law to have HUD tags on each side and a HUD sticker (not required for ours)3-single “mobile home style” or double-wide (more like a modular style)4-generally (not always) identified on the tax card5-auditor history should show the first transfer was the “dealer/manufacturer”Lots of demand in this area for rentals, all comparables are going into contract at $207 a foot.

My goal is to achieve a 6% cash on cash, after-tax, return.

I think it is a really tough time of year to get properties rented with the holidays etc... but yes lots of learning curves in the last few months that is for sure.Still really happy with what I have been able to achieve in such a short time and I definitely want to continue to build my portfolio but I have learned to be more modest when looking at numbers on paper.

But honestly, everything moves in Duluth quickly and the property values are on a steady increase. 3 homes have sold in less than 10 days in my subdivision which is majority ranch style homes.

It's so great to know that this kind of cash flow is achievable through gradual, intentional building of a great portfolio.

Section 8 is fine, to be honest it depends on your managing style.

Studies have shown repeatedly that very few investors actually achieve the returns that funds earn during these great runs.  

I can only see one of two reasons. 1) You have a difficult lender or 2) because you have not been pushing rents, the income of the property has not gone up, and therefore the value has not gone up enough to do a cash-out refi.I've seen a lot of small commercial properties and a 5-year note has never been a reason that one cannot achieve a cash-out refi. 

Need the age, construction style, updates if over 30 years old, roof type, square footage and brush zone to give you an educated guess.

I have bought a few homes on Hubzu and have noticed the same.Not as much during the Auction style listing as I hardly ever show interest in a property with a Hubzu Premium.
