The only thing I would add is a slight recommendation to the pathway of first a house hack, then a few rentals that need to work and you learn how to raise the appropriate capital and management skills then move to something with some moderate rehab and maybe even a flip.

if you have limited sources of cash, and limited skills, then get into a relationship with a more experienced (local) investor where you can offer to look over their shoulder and bring them deals, in exchange for "finder's" fees or wholesaling profits.As you get more experience, you'll quickly realize that money always chases good deals.
