Maybe you're using different finishes, maybe my house has an extra bathroom, maybe your house is bigger with more "empty" square footage, maybe you're hiring subs instead of a GC, maybe you're a great negotiator, maybe you are less sensitive to time and quality, etc.All-in-all, I think $/sf is a horrible metric for trying to determine the right price for a rehab.

Based of your brief description of your scenario and preferences, I would say that BRRR, especially out of state, is not the right play for you as it will certainly be one of the more time intensive options.Syndication by it's nature is a partnership with someone who has sweat equity.

However, if it affects Class C renters more than Class B (Perhaps Class B renter can work from home but Class C renter can't due to nature of the job) then it will definitely affect Class C properties in the short run.
