So instead of 4.5% at a bank or credit union, the buyers will pay 8% and maybe even 9.9% with you.Now when you sell that loan, the buyer of the note will want to yield 12%+.Plus they will want to see a qualifying package including credit report, job history, etc.

personally I would pay off my home first. that would still leave you plenty to invest. it would provide more security because your home is free and clear.

very mixed reviews. i understand their position but its not industry norm.. what i have heard others say is that their criteria becomes so hard for 100% financing they can never find a deal that works.. and they just lose the 3k.. or should i say they bought 3k info package.. and what others say is you get the hard sell on pay ing the 3k up front when the owner off the company comes on here and says NO you dont need to pay it.. but thats not what others say in posts on this website.

Think of all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.
