I just passed my real estate license test and now I'm searching for a Sponsoring Broker!

I ended up on bigger pockets when searching for an online community of like minded individuals whose passion is real estate investing (so glad I found this site). 

I have read all the forum post related to foreclosures that I can find on here, and I guess I wanted to check my process and invite anyone else to give me advice.The recommendations I have been given/ read most frequently are:Have a title report performed as close to the date of sale as possible (2-3 days depending on how long your title company needs) Try to find a title company that is willing to sell you title insurance after a judicial foreclosure.Perform extra searches yourself for any items that are excluded from the title report.Calculate the expected value based on the best comps.Drive by the property to get an idea of current condition.

I probably didn't expand my search enough geographically (limited myself to properties within a 30-minute commute of the Irvine Business Complex where I worked at the time), but I couldn't find anything that would meet the FHA self-sufficiency rule.Fast forward to 2015, and I eventually found a 4-unit to house hack using FHA, all the way up in Santa Clarita.

Newspapers.com is also a great tool when searching a historic property.

I am currently in search of any commercial realtors in the San Fran & surrounding markets.

Short of getting my own real estate license, I'm wondering if there are any paid subscription websites or anything like this that are worth paying so I can search on my own time.Thank you all for any insight!
