A good way to calm her fears is to approach the LL (a letter if she is chicken) and simply say that she contemplating on staying and renewing her lease and ask the LL if there is any problem in renewing under the same rents and conditions.I'm going to bet that since nothing has been said that nothing will be said and that the LL would welcome the inquiry.

Your best bet is to go to the public face or your local mls or hire a re agent. 

I bet a lot of you didn't know I had my financial licenses to manage retirement funds and investments when I had my Allstate agency.

Depending on what you pick out for tile I bet you can do this for $7-10 a sq ft or cheaper. 

BUT, if the area is showing all the homes over 300, while it's off, you can bet it's not a 125K neighborhood.  

I bet the water bill cost more than my rent did.

I bet they showed a picture of their family in some super nice looking rural setting and why are we doing this because Everyone wants to spend more time with their kiddos etc etc.. me personally not so much by the time they are teenagers the last thing they want is to spend time with us old duds
