Do you guys think I am crazy to buy another house in the 175k range put ~60-70 k down payment then 15 to 20k renovating it then renting it for 1595?

Appraisal just came in and they denied it because in one of the units the livingroom ceiling is sagging and crack slightly (just the drywall material not joist) and is missing a oven/range.

Cash out refi could range from $75k (min to cash me out) to $113k (approx 75% of ARV).  

It's not uncommon to see rates in the mid 3% range at this point.  

It would be nice to have a place where investors of a wide range of experience level gather and don't care about making money off of each other but only seek to have productive discussions and network with others.

Currently I'm looking in the Spring Valley and Summerlin area for 3BR/2BA homes and I see there are a few condos in the $160k-170k range. 

@Jonathan Greene  The price range that was initially mentioned, but not agreed to, I estimated to be around 65%-70% of the ARV based on nearby homes that have recently sold with similar metrics.

We are not having luck finding a home in her price range.

But on average I think $90-150/sqft is a good range depending on the area and the class of finish-out.
