Nice Job Tony, looks like a quality Job.

We furnished our personal residence with blinds from them and each window was roughly half the cost for a good, quality blind.

I'm trying to find my first one...Really nice quality work though!

However; in some areas, where there are no comps close by, find another area, as close as possible to the subject neighborhood, with houses of simiar quality, age, lot size, etc. and use those.

But, maybe house quality doesn't matter to renters as much as own baths, garages, storage, etc.Perhaps I shouldn't be including utilities.

The business is very much relationship driven so a small broker with a few quality relationships can do a substantial amount of business.  

It's mostly agricultural, with high quality grazing land, and the market seems to favor sellers, as folks from Texas and other southern states are moving north looking for grass.

I would like to thank everyone that contributes to BiggerPockets, alot of the information is very valuable to me, who is just starting out in wholesaling.Because I am just starting out in wholesaling, I don't want to waste my time and I want to start this right by asking the professionals on this website.Finding motivated sellers will not be the issue, but finding good quality properties that buyers are actually looking for will be my priority.

Screen what you go after...Quality not Quantity.Not sure if this helps, there are rule of thumbs, tricks of the trade, experience, intuition, etc...

I'm sure Costco wouldn't be selling them if they weren't good products.
