Being listed on the MLS serves no purpose in developing exposure/awareness of your property with the buying public in NY, and you should insist on a committment from your real estate agent to market/advertise in mediums that buyers are more apt to see it (buyers don't find homes via the MLS, agents do).

Can't really blame them I guess.The rents are about 20% too low and they have atrocious tenants, all of which spells opportunity for a new owner.About the tree: The city doesn't have any rules against it since it's not on or over public land.
