Remember marketing is a long term solution, anyone who thinks that 1 or 2 days of knocking on doors is going to produce leads is sadly mistaken. 

And I think that extra time spent ultimately yields better financial returns as you develop a reputation for producing quality homes.

From my understanding, an installment sale looks ok as long as you follow the proper tax procedure. 

One could get a house for that price produce that rent without the HOA and be able to sell if they choose.

With the new closing procedures financed purchasers are taking a little longer to close, so you may be looking at 45-60 days to close from a signed offer.
