maybe last march we called it uncertain.but now it seems to me there is a clear direction  IE proven vaccines that should be out in 6 months or so.Seems to me the niche of buying rental properties is as strong as ever ( for residential purposes)  big MF purchases have slowed.

Our current bank which we have a relationship with gave us decent terms, IO for 12 months, 5.2% for 10 on a 25 yr AM.We purchased in December and expect to be finished with all units Feb-March.

i have a hard money loan on property in fort worth texas. loan will mature in march. i havent received many bites on property. my team is suggesting options because they are having trouble making their share for mortgage: one - get conventional loan to reduce 13% interest and reduce monthly payment; second - extend hard money loan even though they are going to add another 5% at end of loan (will not reduce loan payment or percentage=will increase); third - get conventional loan to pay off hard money loan and take a chance and lease the house; fourth - if i get conventional loan, lease to own to someone who has cash but not credit.Help. i told them there would be costs involved if i apply for conventional loan. is that true?

I honestly think that the average investor on this forum has a far greater understanding of the basic economy than all these Ivy League morons that really run things.....The last stimulus check was handed out in March of 2021 when unemployment was plummeting, consumer debt levels were low, savings were at record levels, and the economy was very strong.  95% of people (who wanted to work) were working throughout the pandemic yet unemployment benefits were increased beyond median pay...and job search requirements were eliminated.

This was his 1st deal, and i get it , your 1st one you might not know what your doing (like getting a cash contract when you don't have the cash to close) or putting all your money in a deal and don't have enough to pre-fund your draws until your reimbursed, or even worse when your appraisal comes in short and you need more money at closing (we that have been around a while know that does happen) -- i suggested going to the seller and asking for a reduction , him and his realtor said no... as for the budget changes, in the midst of covid --we all know there were industry slowdowns in march and april -- this borrower just didnt care - it was his way or no way when no one was jumping when he said jump -- and yes I funded his deal off my line and assigned it to lima for consideration 30 days after closing --- thats the way the industry works these days --- people buy and sell loans

You should hold strong until Feb/March when demand picks back up, stay competitive with price as well.
