First, I would identify the average price points of the majority of recent sales in your area that you want to work in.  

I guess the best answer is when someone goes through a major change, chances are greater that things can go wrong.

We are actively looking and I will be glad to discuss our investing strategy.

You will learn, get principal paydown and be able to network as an active investor   Sometimes these are more important than the numbers on a paper.I'm in Shawnee and I look for at least twice these numbers.

I know a guy who flip houses and he wants to know if I would invest with him as a part silent part active investor.

The house has major foundation issues, major roof issues, holes in the floor, and is generally in major state of disrepair.  

When I am looking at room share on Craigslist and Facebook the majority of those posts state they want three sets of monies - First/Last/Security.

Then line up people for major items.
