Hey my name is Martyn, I'm from tahlequah Oklahoma and I'm new to investing trying to figure out what direction I'm going with it I'm leaning into wholesale for a starting point and seeing what other opportunities can come from that,if anyone has any advice I'd live to hear it.

I'll be doing an extensive full gut remodel which will include an expansion of living space by doing a partial garage conversion making this 2 bed 2 bath SFH a 3 bed 3 bath SFH, adding about 300sq feet of living space.

I live in NYC, I'd like to connect and meet with people locally, partners to work with and groups to join.

I signed up with Graystone property management and found out the people within my property team live in India.

@John O'Leary  I kind of have the same issue, but it's a condo in the building where I currently live.

It's more difficult now to leverage strategies to take advantage of low down-payment owner-occupied conventional mortgages such as house-hacks, live-in flips, etc due to DTI requirements. 

My wife and I are getting close to entering the real estate market as investors, we live in Canada but are planning on entering into the US market.

@Mark Ross, It sounds like you live in a non-community property state. 

The plan for that is either rent out my room or convert it to a sober living facility.
