The reason a company like MI is selling at that price is they have a ton of volume and they do according to the owner at least half their business by referral if they put people into homes that did not perform IE lower end as Curt mentions they would not be were they are.But you make a very good point out of state is not always the grass is greener scenario in fact out of state in the sub 125k range will in most markets really never move in value we all know that were on the west coast its a big function of the total investment.

@Michele ForanThe reason you may not see as much activity from NYC people on here is that NYC is a tough place to do volume and a lot of what you see on here is from people doing this in volume or trying to do so.

Cash flow markets I get it but you need volume to make sense of buying non or very slow appreciating assets.. they become liabilities once they start to break down and need major repairs 10 to 15 years down the line.. that's why you can buy them so cheap today.. below replacement cost.. plus they are not as liquid as properties in high appreciating markets that can and are sold in a matter of days even in a bad market it may only take 60 to 90 days to sell.. in some markets if you needed to sell and without take a huge capital loss you could take a year or more to sell..
