Here I have a room full of tire kickers at my open house that convince a good prospect renting from me 2 months sooner.

Furnaces, garbage disposer, drains, sewers, roof, etc. all go on the blink sooner of later and $80 per month will never cover the cost for repairs.If this is a multi-unit building it probably has only 1 water meter and you will pay for the water for both units.What about sewer use fees, trash removal, gardening, etc.What is the neighborhood like?

A manager should be able to turn over an average unit in under a week and maybe have it on the market sooner.  

The only concern is the rate at which rent grows here combined with the fact that we will need to rent a bigger place sooner than later.

Getting confident enough, and comfortable enough to send offers really is a big hurdle that would-be investors need to practice jumping sooner than later.I also remind myself to make the offers and especially follow up when applicable to remind agents that you would like to be held as a back-up offer.

If you want to pay is down sooner, do it with the extra cash flow.

So my question is, is there any better website to see the deals sooner and is it important to see the property before I buy if I have an agreement in the contract that me purchasing the home is contegent on everything checking out when the inspector comes? 

Work early - You may have 45 days from the date of your sale but you can start your search much sooner than that. 

If you dictate a set monthly payment you may have to have a balloon payment sooner, otherwise the property won't fully amortize over the 30 years.
