They are BY FAR the best resource for newbie Real Estate Investors to gain a wealth of knowledge in the shortest period of time.

I have 700+ credit and still finding ways to increase it, but I need to start reading books to gain more knowledge and networking.

For example I may struggle with fixing up my own property so at the moment I am volunteering to help my property/building manager fix up the apartment building I am currently living at and gain some experience in this part of the field. 

It helped me gain perspective on the industry as a whole, and decide what my particular niche was going to be.  

I was originally intending to use these funds for fix and flips, but since I cannot be involved in the labor aspect and I will get taxed at 40% ( UBIT ) on the gains, I am looking into lending this money to other fix and flip investors so that my gains can grow tax deferred.

My goal is to grow my network with other like-minded people and gain as much knowledge as possible.

Hi Folks,I'm afraid that I'm going to be paying some Cap gains this year on a property I've had rented for a few years.  

Just keep on networking, and eventually, you will meet enough people in person, and gain enough knowledge to get after it at an exponentially quicker pace! 

From what you have told us, there is NOTHING to be gained for you in trying to put this property "in the works", because it is not even close to any sort of deal.
