When confronted with involuntary vacancies like rehabs, there's no sanity in volunteering to generate more red ink just based on some arbitrary policy.An oak tree is strong and beautiful, but in a high wind will frequently crack; whereas the willow being more flexible, will survive.

The lender funding 100% of the rehab is a nice selling point and is technically true, but for most hard money lenders this means that you'll float the first draw, as the construction portion of the financing is frequently done on a reimbursement basis after an inspection for each portion of the work has been done.Hope this helps,Michael

Also, I would say in my 13 yrs of owning rental (but always at a small time scale), the lower the rent and area, the more frequent the tenants turn, and the more "wear and tear" they tend to do.
