You really can't beat it.Last night, I got the amazing opportunity to meet the legend @Jay Hinrichs and his lovely wife in person.You see, Jay has been following my journey in real estate investing for the past year and a half.

Has anyone invested in a newly created Opportunity Fund?

It makes me nervous with some of these services that rely on the tenant to input the data (which you do not have an opportunity to verify). 

Anything is possible, it’s just not probable.The big opportunity in note investing today is the purchase of notes where payments are in arrears, or the note has a balloon maturity which has occurred, and modifying the notes to create a performing note.  

If you think it will be better to "get them out" this will give you ample time to complete said repairs, and then you will have the opportunity to find quality tenants (hopefully before winter!)

There are a lot of investors involved in these neighborhoods, but there are still many opportunities.

I'm in Long Island NY and I would imagine there is lots of competition in my area, but potentially lots of opportunity.

I have no experience in real estate but One of my hopes is to get the opportunity to shadow an experienced real estate investor at some point. 

I know the numbers are not extraordinary but would you consider this a good opportunity for someone eager to get a first deal and gain some experience?

I would consider other markets with equal opportunities.
