Very true, you make your money when you buy and that formula is dependent upon your search abilities, how big of a net you cast to find opportunities, your negotiating skills, your ability to identify great locations (often near good schools), and your ability to transform the property.

If you can find local deals (within 2 hours of where you live) that make sense, they can be gold mines. 2 hours seems to be the max that most people would drive if you HAD to do your own showings or move-in prep and local management proves unreliable.

If you happen to be in a LIHTC area, then I do have an impact lender who might do a OTC loan, but it would be with limited recourse options.Non-Recourse options are very tough to find these days, even at banks.
