Ultimately, we are full time W2 employees and I operate a high functioning sales team. 

If you do not know how to do any of this, you will have a tough go at it so i suggest learning or hooking up with someone familiar with this process.

Understandably it's a seller's market so I know it's tough as it is. 

The market is tough right now but with the right strategy you can still make it happen!  

You may already have systems that you do, but if you have to hold an employees hand through the whole process then you are just paying someone to still have to do the work yourself essentially.

Right now finding a cashflowing househack is tough given high market prices.

I tell myself over and over again that my first deal doesn't have to be a home run and that I just need to get on base, but it's still tough to get over that hump.

I think it's going to be tough to claim the entire thing as rental long enough to establish intent. 

Given the deal flow they see and data they have available they can help you sure up a pitch and ask tough questions as preparation.
