Hi all, I'm looking to invest in student housing for the first time, have done some decent research, and am looking in the vicinity of San Diego, Riverside, Irvine, and Claremont, possibly Santa Barbara.

All the agents I've talked to just send lists of MLS properties at retail prices, I do have one agent that is getting a list from a bank this next week so hopefully he has some decent ones. 

You are right that many of these folks who can't find the time or energy to work a decent job will soon have no jobs at all.

If I play my cards right I will be Anel to do a cash out refi, still cash flow decently and take all my equity out to do it again.

Would appreciate decent cash flow, but much more focused on potential for appreciation. 

Hey Dennis,This is just a shot in the dark but maybe you can look at what the standard rates are on a business loan from local banks.

You should be able to pull decent section 8 rents if you get a high enough bed count on the duplex.

I've purchased 2 condos when the market was just rising to the highest point it has been in a while and renovated them and they sold for a small profit but now I cannot seem to find deals on homes in which a decent return could be made.can money be made on homes close to market value?
