Banks offer better terms, such as lower rates and longer amortization periods when the property is in your name.

They may be receiving rent payments casually in cash or depositing them into their personal account where everything is mixed together and hard to find the dates and amounts of payments to provide you.

Almost negative on cash flow with all these repairs coming all the time.Next major thing I see is hvac in crawlspace and those ducts are loose and coming off.

Typically it takes sticking with one thing over the course of a long time to figure out the intricacies for that specific sector.Just my suggestion. 

The reason I am interested in this is because I don't have a ton of cash to put down but I want to acquire more properties even if it means paying a little bit of a higher rate and/or price. 

They should be able to let you know about their general terms as well as loan size.
