hey Nate i am Eduardo.. i am on the same boat.. looking to fix and flip homes in oakland...hayward hills..i want to do this in other areas but my connections here as with contractors and fair labor for anything needed is an upside....also i plan on pulling permits and doing work i can my self me and my brother him being a contractor can help out with many things. i am definitely interested in doing this out of state but seems hard.. most agents tell me they have the connections when i look at fix and flips out of state but seems like a lot of energy and time will be spent there (lately I have  been leaning more towards something like this because i feel like its really where the deals are.) without having to put all my eggs in one basket here in the bay area...i am OBSESSED  with units and i am looking for investors to partner with for Multi family units for deals in texas, florida, arizona and maybe reno(been reading/ hearing great things. aalso open to suggestions.

I was fortunate in that they both had separate services (electricity, water meter) and a proper firewall between the units.Here's a rough breakdown of costs:- fire inpsection report $800- council submissions (this can vary wildly) $3300- beers to keep things moving and costs down $240I'm fortunate in that the building inspector for the council is my friend's brother-in-law.
