Hi there, I have found a rental for my client, this is a 2 story SF but doesn't have bathrooms down stairs, 2 full bathrooms upstairs. there is an empty small room by the front door which probably has been the area for bathroom.Do you think it would be a big issue?

at least the character piece can be updated with the times.i'm leaning towards warmer 3000k in all rooms except the kitchen and bathrooms. i'll probably go cooler there.  

My repairs would be swapping the bedrooms to the other side of the basement and adding egress windows and making the 1.5 bathroom a full one.
