Hi,Rather than working with North American Savings Bank on a non-recourse loan and having to put down 30-40%, I would like to buy a property through my solo 401k trust using private money with a better LTV and finance some or all of the repairs.Once the property is fixed up, I would do a cash out refinance into a NASB non-recourse loan and pay the private lender back.

It is natural that the couple in their 50s occupying your most expensive property will be more settled and stable than a younger family that may need to change living arrangements due to job or school factors.So far as wear and tear it is obvious that a family with children will be harder on the premises than an adult couple.
