A bit of advice,I would not start a conversation announcing yourself  as socialist - to those of us who've actually experienced the atrocity that is socialism, it doesn't play too well...Just a thought.Another thought - take a trip to Venezuela :) 

I figured it could be an interesting talking point but I'm not super active on here and this could be perhaps the 100th time you've addressed the topic so I can understand some of the sarcasm.

It is not gambling per se, there are real wells with real chances of finding oil, but it is not another class B multifamily value play for sure.   

I was active in both the Kansas City and Indianapolis markets then and I can tell you that it had no negative effect on rents during that time.

The main thing is, either marketing as such, and wait for them to come to you, or be more pro-active and try to network with the right people who make those decisions.

I began to try to harness some of my "how to win friends and influence people" dogma and told him that I could possibly provide him with a completely passive income stream that would allow him to move to Florida without any of the active burden that landlording required.

@Rich Hupper, I would select Active as the Case Status, Estates and Administration as the Case Type, and Decedent as the Party Type. 

I was shocked, because I wasn't even aware those exemptions were in play. 

Unfortunately, if you want to be in the game in my area, you have to play the game.

All of this is still within the free interface of podio, i have been using it for nearly 2 years now with being a realtor and have added over 10,000 contacts to my CRM workspace i created in podio...One of the main reasons i played with podio lastnight in regards to tracking my rentals over excel, was i dont know how you can add receipts and documents to excel so you can track papers per property....This is a feature i have been using heavily with the podio app on my phone lately, i have been uploading the documents when a client makes an offer to the CRM, which stores them to an organized google drive, as well on my realtor expenses side i have been using it to store all my receipts and random pictures i need to store in regards to my realtor business.. these get tagged with a date and time and i dont have to go searching for them on my google drive.
