I have sent out out some direct mailings and believe its a numbers game although its probably not inexpensive.A great way to start and build a relationship with follow mailings then a phone and/visit to solidify relationship after five/six monthly mailings.

I’ve got an inspector who will be review all work for $50 a visit. 

We've been told by contractors who've visited our property that we should look into getting our roof replaced within the next year or two. 

We had visited the Smoky Mountains and loved the park and thought the area would make a great place for a short term rental and allowed us to vacation there a couple times a year.

Hope things are well in MN and I still go back to MPLS frequently to visit family. 

Believe it or not this was the first property we actually visited with our realtor.

For context, I am looking to owner occupy a 4 unit out of state and want to travel back and forth to visit my wife. 

Out of 100 we may visit 25 that still looking appealing  and will put offers on 2-3 and one will make it through to actual closing.
