There is a ton of risk involved buying a distressed asset.

Which asset classes do you invest in?

It's definitely a great asset class but I find it harder to break into than say multifamily or other commercial real estate.

Things get tough tenant can walk away and keep other assets intact.At least if no useful guarantee you want to look at sales if they require it per the lease.

@Paul Wakim there are actually a few software applications already out there that do what you just described.

Syndications are similar to REITs but, on average, have higher risk as they are chasing lower quality assets. 

Generally, your tenants will not have assets to go after.
