We pay close attention to the market and review market data through Zillow and Craigslist regularly, as in at least four times each year we put together spreadsheets on the competition on a square foot basis. 

This is a reminder to all note investors to do a thorough title review before finalizing a Deed in Lieu of Foreclosure/Cash for Keys Agreement.

If all else fails, I would talk to  your agent, FYI online reviews is really big now days.. .

Experienced brokers would not put in the time on a small deal like that because of deeper due diligence needed with mom and pop versus national tenants and thousands of pages to review.

@Ryan Brown if you aren’t 100% confident in your agent’s response, spend a few bucks and ask a real estate attorney to review it and explain it.

We have had to evict one tenant already, since they had guests loitering and making noise at late hours, which was disturbing AirBnB guests, resulting in a few negative reviews.

I reside in Kansas, I haven't found the right classes with the best reviews.
