This morning the HOA on one of my properties located in Colorado Springs informed the owners of a "Special Meeting Notice" to ratify an amended 2024 HOA budget due to an unexpected high insurance renewal.

I have a few properties in high traffic areas with at I plan to utilize by putting up some “we buy houses type signs”.

My problem is that I know a former would-be purchser who got a preliminary title report from Chicago Title that read the owner--and three prior title holders--never had any legal interest in the property.

Why not house hack where you go to college and put 3.5 to 5 percent down instead of 20 percent?

He would like to stay at the house till he finds a job.

Some places have pretty cheap housing and maybe even free housing in smaller or more rural cities. 

After about 30 days in, I received a call from the owner/operator of 5 auto repair facilities.

I've been the owner of a medium-sized business for the past 7 years. 40 years old now and I'm beginning to pivot and re-invest capital into real estate.
