If buying in the current high interest rate environment, once you are able to refi your loans when rates drop back to 4 to 5%, you should see much more rental income.  

Today's lending environment is incredibly restrictive, even with hard money lenders, so usually every leg of these transactions will require cash.

Believe there will continue be a demand for traveling healthcare with nearly everywhere we've been being understaffed or poor working environments.

Regarding rates, 6-9 months ago I was in the camp that inflation would cool and we would enter a recessionary environment and rates would settle down.

North Bergen is also not a bad place to invest in the same kind of environment as WNY and UC.

@Conway MorganLike i said, not sure if it's the company or the brokerage.... i do know an agent that went to a different office then im In and she wasn't happy at all.. and she is experienced... they are very competitive (same as my office) and she's used to more of a team environment..
