The same numbers rules apply, but some additional things to look for:Metering (same meters or separate), if separate allows you to easily split utility bills among tenants.Sewage systems connected or separate (helps with plumbing repairs and whatnot).Rental rates and if they reside on a street with mostly rentals or by themselves.

In the long run I see the better issuers using their own technology and marketing systems to attract investment dollars using the issuer exemption and the platforms and portals being eliminated from the equation entirely.

Right now its the spring market. usually this is the season that is the hottest, deals are coming in and out quickly.right now my partner who has been in the business for 20 years is doing really well. he gets voted the best year after year, but this year we are struggling to build of a listing inventory.anything we can do right now to build quick results to catch this spring market?

If the tenants are generating more I would look at implementing a RUBS system (ratio-ed utility billing system) so they pay for the waste they generate.Also, $68/mo for pest control in Michigan is very high for a 6 unit building.
