I'm new to BP as well and I wanted to say hello, welcome, and I wish you the best of success in your ventures.

If you are just starting out and plan a long career of real estate acquisitions and you don't have a sugar daddy, then financing of one sort or partnership, joint ventures are the way to go.If you are winding down, selling off property, preparing for carefree retirement, then maybe all cash is the way to go.

I would venture to guess that will walk away from 500 million or more in Ghetto dogs that have been sold to them in Detroit Memphis , Rochester, indy, Cleveland etc etc.

We will be Joint Venturing that project with another BP member. 

I am a sponge who is always willing to learn new things and I will be the same way with my new real estate ventures.  

Self Storage is a profitable, moderate labor venture if you build early in the right area, but every business has the good and bad!

@Ned Carey or you can get one of those Mobility homes...In all seriousness my first out of state HML's were in Detroit about 2002 when I ventured out of Oregon..

After my first year (12 properties between rehabbing, wholesaling and joint ventures) I had enough capital and consistent leads that I was able to liquidate the moving company.
