Decided to upgrade the property on the finishing stage and invested 15k of my own on top my original money from the comstruction loan.

So, I'm looking to do my very first deal, with the goal of getting in the game and achieving cashflow.Found a potential rental property and wanted some perspective on the potential of this.Single family home, 3 bd 1 bth, 900 sq ft.Built 1926, last remodeled in 1960.Asking price is $80k, down from $90k after 6 plus months on the market.Property tax is $1,200/yr.Going rate for property management in the Treasure Valley is approximately 10% of rents.This is located not far from a small college (1100 students) in a suburb that is rough in some spots but is in the beginning stages of revitalization with a population of 50k plus in it's section of the Boise metro area.  

A tax preparer who has rental property experience should be able to help you at your current stage. 

At this stage I am looking at plots that are between 0.5-1.5 acres and I am wondering what investment strategies would be available to me:Flip Raw Land: wait and hope that the land appreciates and sell it for profit at some point in the future. 

I'm currently in the stage of gathering information about the area, analyzing deals, and learning everything that I can to get started.

Some of these basement rooms don't have that egress window, even though the staging has a bed in it.

Although I've never been a landlord and I would hate to deliver an eviction notice on Christmas day, I could if I ever had to (I would hire someone to do it for me to avoid the risk of confronting the tenant myself).I worked for a company back in the 1980s that would stage its layoffs around the holidays.

My Entire Life i hustled no matter the stage, the area,the arena, level or competitive sport and i've realized how important the hustle is its a lifestyle its a culture it pertains to everything merchandising,real estate,sports ,corporate america and globally.My Question is How hard are you willing to hustle?

The preliminary stages listed above will cost money but you need to start somewhere.  

My question is whether I should sign any contract with PM at this stage (I want to make sure a PM is ready as soon as the property is closed).
