One of the defenses that a tenant can make is that the money is not due because the house was not habitable because repairs were not made.

I wanted to sign up for a professional RE trainer but they wanted $30k for the program before any traveling or marketing expenses that would be involved.

I've listed the home with signs on a well traveled highway as well as craigslist.I would say my no-show is somewhere in the neighborhood of 80% or a little more. 

We also share a passion of travel and love venturing to Europe.

I have debated getting a NEXUS card but I am not traveling as often now that things are more or less under control and so do not have the justification for it (yet another card to carry).I plan my trips to never be in a rush.

@Glenn McCrorey  A Tv show then a  marketing company like Premier marketing out of Utah to create and run your travelling guru business... or as they put it their education business.All public figures do the same in some capacity..

I didn't even respond because they had a habit of being extra late and I knew I was almost there.  

The reason I can do this is because I have no family and since I travel for work I get per diem and paid housing on top of my salary.

The main challenge with that was that the escrow agent hadn’t sent their wire info and I was leaving the country the next day at noon but was able to do it online as I traveled.

The return rate is awful at about 1 percent and it's habitable and renovated.
