Your point is taken that its a seller's market, but the properties in question have been sitting on the market for a long time, and doesn't seem to be necessarily because of being terrible properties, but seems like due to unreasonable sellers. 

The property has been rentable at a breakeven rate, but property managers in the area that aren't terrible are hard to come by.

Ice makers in the door are terrible, or I just have bad luck.

The tenant as a whole is terrible.

The rest were all evictions and the units were usually left in terrible condition.

For the amount of money they had, a single family home in that neighborhood would be borderline terrible.

I'm not great on FB yet but I would be terrible on IG since I feel it requires more real-time content and quality images to build an organic following.Just my 2 cents.
