Many universities (like the UC system’s “concurent enrollment” in California) will let you take classes for credit without even applying for admission.I personally do not think that just reading a book is the same value as taking a university course because when you take a class you will be forced to really study the material, grapple with it, work with it on exams and projects, etc.Economics 101 - macro or micro.

If you hope to string together multiple "lenders" in one note or have multiple beneficiaries you're probably issuing a security.

My specialization is historic materials/buildings and the tax credit application. 

My question is do you feel that I would save a good deal of money acting as the gc or do you feel that a qualified gc gets enough of the material and labor at a discount to where it would not be a huge savings? 

Also it may pay to have an architect draw out prints to spell out exactly how the repair will be made and with what materials.
