If B skips, you can further discount your acquisition and file suit to quiet title and expunge effect of her recorded deed.

Whether they list a property incorrectly, don't know how to fill the forms out, over price it, don't ant to actually measure the actual sq footage, don't understand how investors buy (for properties that don't qualify for a residential loan), skip bed/baths in an illegal unit, don't have enough experience to understand market rents/value ect ect ect.  

I did listen to that podcast but I skipped the end where they talked about syndication because that's not my bag.

With this method you could essentially skip that process and acquire the portfolio that I would need.

A lot of people use these avenues to get quick cash with the intention of buying into something long term/passive but you can do the same thing with a good salary and some savings to skip the line, proceed directly to GO, and collect your $200. 

But recently, I've had some family members suggest skipping residential and moving into commercial multifamily, trailer parks, or commercial with a triple net lease. 

If you are trying to skip this process and avoid paying fees I would recommend you start networking locally and develop a relationship with a wholesaler.
