Working on my first BRRRR in Philly and the property requires heavy rehab.The kitchen needs to be gutted(will end up going with mid-range finishes since everything is being demo'd our anyway)Paint the whole houseBathroom needs to be guttedNew flooring throughout(Probably going to go with LVT flooring)New fixtures Minor repairs to the roofEverything else looks good, however, I'd like to remove a wall so you have clear sight lines from the kitchen to the front of the house.It also needs a washer/dryer hookup and new appliances.With all this in mind, I'm trying to figure how much the rehab would cost.

Can you please explain the type of hard wood flooring used, Type of kitchen cabinets and tile used in Bathrooms? 

That **** literally soaks into the walls and the wood in the house.

The carpet seems ancient and there's a trend here to vinyl faux wood that seems to be doing well.

It was getting to where there was starting to be some injury risk so it had a very rushed job (precut wood, etc.).  

Don't throw wood on that fire.

They used several boxes of screws to make sure the wood was secured tightly to the beams.
