The port of Mobile services all of these industries and my business partner and I feel that this is a great opportunity to invest in a city that has the potential to grow.

This was one of those "good ideas on paper" but the implementation did not yield the intended result.I never tried it with current tenants, as they are all MTM.As far as attracting new clients, my strategy has always been to have my units just under market and/or be in better shape than the competition's and provide superior service. 

My cash investment would be 10% of the down payment, a commitment to live in the complex for two years for x% asset management fee and rehab services during that time.

I enjoy what I do but I know I won't be in the service forever.

You will pay much less per month for the software and the customer service is excellent. 

Just like with most other services calling multiple providers and getting quotes will be the simplest solution

This is tough Terminix offers a pest control service to take care of things like this but it is quite expensive and didn't  do much in my opinion at least not for a long term rental.

I am a mandatory reporter and have already had to call child protective services on them in the past.

For example, I work primarily on the capital markets side of the house, but have learned a lot about our borrowers, their projects, how special servicing works on foreclosed assets, etc.Hope this is helpful, and good luck!
